Help with a spell/charm for selling property? additions/adaptations to st joseph

Hi guys... I'm putting family acreage on the market. The place was very sentimental but now it is necessary to pass it on and use the funds for my own retirement, etc...

The property is about 6 hours away, so getting there physically is a challenge. I am trying to work this spell remotely if possible.
(EDIT- to clarify it's acreage, the house burned down 5 years ago, woods and a dirt road)

The st. joseph statue worked wonders for my parents years ago, but simce I'm not able to bury one I'm wondering about options.

I'm thinking of wrapping a statue in a photo of the property and burying it here at my place. Now, I know it could backfire on my own house but I'm not selling yet! However, if someone dropped an offer in my lap I might consider it too...

Also looking into candle colors, herbs, etc for calling in thiis sale!
My partner and I are getting hitched on New Moon, and I thought that could be a good time to start the listing...like that weekend...

next to the stairs. I don't remember if which side of the steps matter.
