King County condo market soars as single-family sales sputter

The condo comeback is here.

Prices, inventory and sales activity are up in King County, according to Northwest Multiple Listing Service data released this week.

In February, 1,047 condo sales closed or were pending, up 25% from the same month last year, as the number of single-family home sales fell slightly. Median condo prices rose over 11% compared with February 2024 to $612,500, while the price of detached houses was flat at $915,000.

Brokers say Amazon's mandate that employees return to the office five days a week is a factor. Urgency to buy as supply dwindles is another. And so are regulatory changes that encourage denser development in single-family zoned land.
